King's View Estates Policies

The purpose of the policies for the King's View Estates HOA is to explain, clarify and define the broad protective standards and restrictions contained in the declaration, in greater detail. Proposed Alternative Dispute resolution Policy

To adopt a standard procedure to be followed for alternative dispute resolution.

Proposed Conflict of Interest Policy

To adopt a policy and procedure to be followed when a Director has a conflict of interest to ensure proper disclosure of the conflict and voting procedures
and to adopt a code of ethics for Directors.

To adopt a uniform procedure to be followed when enforcing covenants and rules to facilitate the efficient operation of the Association.

Proposed Investment of Reserve Funds Policy

Proposed Phone & Email Policy

To provide a policy and procedure by which owners and their designated contacts, if applicable, are requested to register their phone number and email addresses for notification purposes pursuant to C.R.S. §38-33.3-209.5 of the Colorado Common Interest Ownership Act (the “Act”)

Proposed Adoption of Policies

To adopt a standard procedure to be used in developing Policies in order to facilitate the efficient operation of the Association and to afford Owners an opportunity to provide input and comments on such Policies prior to adoption.

Proposed Collection of Unpaid Assessments Policy

To provide notice of the Association’s adoption of a uniform and systematic procedure to collect assessments and other charges of the Association.

Proposed Conducts of Meeting Policy

To facilitate the efficient operation of Owner and Board meetings and to afford Owners an opportunity to provide input and comments on decisions affecting the community.

Proposed Inspection of Records Policy

Regarding an Owner’s right to inspect and copy Association records. To adopt a standard procedure to be followed when an Owner chooses to inspect or copy Association records.

Proposed Reserve Study Policy

To provide for the creation and review of a reserve study and for the funding of the work recommended by the reserve study. A reserve study is not required.

CCIOA - Colorado Common Interest Ownership Act

The Colorado Common Interest Ownership Act (CCIOA) is a set of laws that establish a framework for the management and operation of common interest communities (HOAs) in Colorado. The CCIOA's purpose is to define the rights and responsibilities of both the association and the unit owners, and to provide a way to enforce those rights and responsibilities through civil litigation.
