Patterson Pines HOA
The Patterson Pines Homeowners Association is located in Grand Junction, Colorado. It is a small 53 home covenant-controlled community located towards the east side of the Grand Valley.
IRRIGATION: Irrigation water for the 2022 season is expected to be turned on around the middle of April. We recommend you delay turning on your individual systems for a few days AFTER we inform you its turned on so the water has a chance to clear any debris through the main system prior to going through your pump.
The main irrigation lines are maintained by the HOA. Anything on your property, the homeowner is responsible to maintain.
BOARD INFORMATION & MEETINGS: The Association is governed by four (4) Board Members which are homeowner volunteers. The Board meetings are held quarterly unless a concern or emergency arises and needs to be addressed. Board meetings are open to ALL homeowners to attend. HOA DUES: The current HOA dues are $275 and assessed annually on January 1. They are due on/or before March 31 and are considered late as of 4/1. A late fee of $35 is assessed as of 4/1. If full payment is not received by 5/1, a finance charge and service fee of $5 is assessed monthly until payment is received in full. A eighteen (18) month payment plan can be arranged if necessary. If full payment has not been fulfilled, a lien will be placed on the property with the Mesa County Clerk & Recorder's Office.
FEES/ASSESSMENTS INCLUDE: The Annual Assessment includes delivery of irrigation water to each lot, maintenance of the main distribution system, commercial and E&O insurance, landscape maintenance of the common areas and bookkeeping for the HOA.
